The community has experienced tremendous growth recently. The arrival of two new metro rail transit lines enabled sustainable urban growth. This growth requires careful planning to avoid economic displacement of current residents. Wiencek + Associates Architects + Planners brings a keen understanding of mixed-income communities to the table. We defined a plan that uniquely responds to the site to create a sense of community while spurring social and economic growth and development. We sculpted building masses to articulate a Village Green bisected by a pedestrian-oriented retail street leading to the Metro. The public spaces are activated by a blend of civic, cultural, educational, recreational, and retail uses meet the needs of all residents. The project includes housing and services for all ages – a daycare, singles- and couples-oriented high-rise buildings, family-oriented manor style low-rise apartments, and senior housing. We manipulated the scale and height of buildings so that lower buildings were closer to the more contextual single-family homes, yet one could see the taller buildings across the Village Green and understand that a special space lay between the buildings. The new urban fabric will fill a void and become a central focus for the surrounding neighborhood.
